Everyone wants a rough guestimate so they can compare against competing products. We have a little trouble with that because frankly, we haven't found any competing products that can match the Andek warrantee. The true cost of roof repairs consists of the PRODUCT COST, LABOR COST, ENERGY SAVINGS, and ROOF LIFE (WARRANTY). New/Stripped Down Replacement Roofs RAC, a premium, urethane coating can be reinforced using ROOFAB polyester fabric. This combination provides a system comparable to a minimum 4 ply "hot tar". The entire system will run in the neighborhood of $2.00 - $2.40 per square foot (prices will vary depending upon the size of the project, applicator, and other outside requirements.) This RAC system has a 20 year warrantee and is solar reflective throughout the system. That means there are no additional reflective coatings to buy. Twenty years down the road, add an additional 30 mil. of RAC to get a minimum of another 10 years from the roof, then simply repeat the process again. On this basis the cost of the roof, for the first 20 years, is 10 cents per square foot per year without considering energy savings. Repairing Existing Flat or Metal Roofs RAC is again the normal material to go over "hot tar", gravel, metal, foam, concrete, EPDM, PVC, Hypalon, Acrylic, APP and SBS modified roofs. Material costs including Andek products, paint brushes, rollers, spray nozzles, clean-up materials (normal hand cleaners). etc. will run about $1 per square foot (or 10 cents per square foot per year over the 10 year guaranteed life). Your labor cost will be zero since your maintenance people will be applying the product during their normal working hours. If you want to allocate time two people can easily apply 7,000 square feet per day. If you have a gravel roof, figure some extra time to get the gravel off the roof. Your energy savings the first two years should pay for the cost of the RAC. To be conservative, let' s say it takes 3 years before your energy savings will pay for all the product cost. That means that over the 10 year life of the roof you should get a GOP contribution of 2 1/3 times the cost of the roofing product, based on the study conducted by the US Department of Energy. Cost Comparison Summary Compute the cost of competing products based on how many times you have to put them on over the course of 10 years, then divide the cost by your square feet to get a per square foot cost. If the cost of competing products is more than 10 cents per square foot stop right here and purchase Andek products. If your competing product cost per square foot is less than 10 cents then go to the next step. The next question: can your staff apply competing products? If not add the labor cost for the number of applications that have to be made over 10 years and again divide that total by the square footage to get a labor cost per square foot (skip this step if your people can apply the product). Add the per square foot product cost to your per square foot outside labor cost, if it exceeds 10 cents per square foot Andek is your best value. By this point in the equation, Andek has always won out over competing products. If you need to go further get some figures on how much competing products will reduce your energy costs, and ask them to show you their solar reflectivity figures and ask them about the length of their warranties.
